A UK-based client with a Dubai ambition

Aafiyah Care Clinic began with an owner based in the United Kingdom who wanted to open a clinic in Dubai. Setting up a healthcare facility from another country means every decision — the space, the layout, the fit-out, the regulatory paperwork — has to be handled by a partner on the ground. That is the role Spectronix took on.

Starting point: a shell-and-core space

The project started with a shell-and-core commercial unit: bare structure, no clinical partitions, no medical services, nothing that resembled a clinic yet. Everything a patient eventually sees — reception, consultation and treatment rooms, circulation, signage — had to be planned and built into that empty envelope.

Planning the clinical environment

Working from the shell, the space was planned around how patients and clinicians actually move: where people arrive, where they wait, where consultations happen, and how clinical areas stay separated from public ones.

Delivering the fit-out

Partitions, finishes, services and clinical rooms were delivered as one coordinated build, so the interior came together as a working healthcare environment rather than a generic office fit-out.

A finished, operational clinic

The completed result is a functioning clinic in Dubai with its own identity — branded, finished and operational, handed over to an owner who started the journey from the UK.
